Hello and welcome to our October 2013 newsletter at Pinnacle Group Marketing. HighlightsResidential real estate buying and selling activity across the Lower Mainland in 2013 was very strong over the summer months with home sales increasing by +52.5% in August and +40.4% in July over last year. Demand for properties was just as good as our summer weather this year which was fantastic. Last month, sales shot up +63.8% in September 2013 as market activity continued to push higher. Some segments of the market have seen supply dwindle as buyer activity continues to outpace 2012 figures.

Market UpdateThe Real Estate Board of Greater Vancouver released their September 2013 residential home sales statistics on October 2, 2013.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,483 on the Multiple Listing Service® (MLS®) in September 2013. This represents a +63.8% increase compared to the 1,516 sales recorded last year in September 2012.

“It’s important to remember that stronger sales activity does not necessarily equate to rising home prices. In fact, home prices have not fluctuated much in our market this year,”says Sandra Wyant, REBGV president.

The MLS® Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $601,900. This represents a decline of 0.7 per cent compared to this time last year and an increase of 2.3 per cent compared to January 2013.
